Free Rental Guarantee & Legal Expenses Cover*

Johnsons will obtain rental guarantee insurance cover on your tenants as soon as they have been interviewed and successfully referenced. This cover will help to ensure that you receive your rent in the event that your tenants default. It also insures against any legal costs incurred in pursuing arrears and gaining possession, necessary in those rare instances.

Your rental guarantee cover will be free of charge for the first six months of each new tenancy and can be renewed by arrangement. Any claims will be dealt with and pursued by our fully qualified team.

Buy to Let

If you are considering an investment in property, Johnsons can provide you with honest, sensible and expert advice throughout the process. We can help you find the most suitable property by researching the local market, accompanying viewings and advising on the requirements of an ideal buy to let. Once you have made your investment, we will give advice on how best to present your property and also help to ensure that it meets all legal and safety requirements prior to marketing.

 

Energy Performance Certificates (EPC)

As a result of the EU Energy Performance of Buildings Directive, since October 2008, all rental properties now require an EPC prior to letting. The EPC must be available to a prospective tenant before they sign a tenancy agreement. At Johnson’s, we can provide your EPC through our local, domestic energy assessor. An EPC currently has a 10 year life and can therefore also cover future re-lets of your property.

We can also provide EPCs for private landlords or homeowners who require one for the sale of a property.
